Ibiza's off-market, explained
If you look for Ibiza's best properties on the usual portals, you probably won't find them. A significant share of the island's most important transactions close outside the open market, without the property ever being advertised.
What an off-market property is
An off-market property is one that is for sale but, by the owner's choice, is not publicised. It does not appear on portals or in shop windows: it is shared selectively with a small circle of qualified buyers.
Why an owner chooses discretion
The reasons vary and are almost always legitimate:
- Privacy. Many owners — public figures or not — would rather it not be known that their home is for sale.
- Security. Avoiding the circulation of interior photos and the exact location.
- Selection. Dealing only with serious buyers, without curiosity visits.
How the private market is accessed
Access comes down to relationships. A boutique agency with an established network knows which owners would be willing to sell on the right terms, even when their home appears on no listing. That knowledge is not improvised — it is built over years of trust.
How we work
At Casanovas, the off-market is not an add-on: it is the heart of what we do. We work with a small number of properties and clients, which lets us offer genuine access to opportunities most people never get to see.
If you value discretion — as a buyer or an owner — request private access to our reserved portfolio.
